BDRS is comprised of three (3) Divisions:

 

• Building Permits
• Development Review Services
• Code Enforcement

 

BDRS service areas always include Unincorporated Pinellas County. However, some of the divisions or sections have extended their services to some of the municipalities.

 

Building Permits Division:

 

• Regulates and enforces compliance with the Florida Building Code
  • Construction permits. New construction, alterations, repairs
  • Plan review for permits

Development Review Services Division:

 

Regulates and enforces compliance with a variety of property related Pinellas County Ordinances as follows:

 

• Engineering Section 
  • Drainage of stormwater from property
  • Site access and circulation
  • Sight lines, distance and other safety issues

• Habitat Section
  • Preserving/protection/removal of trees
  • Prevention/mitigation of erosion during construction activities
  • Wildlife protection and related complaints. Protection of trees, wetlands and buffer zones provides habitat areas for animals such as eagles, osprey and gopher turtles. (habitat permit related)
  • Wetlands Preserving/protection (habitat permit related)

• Zoning and Land Use Section
  • Coordinates with Planning dept. as to the types of activities a property can be used for

Code Enforcement Division:

 

• Regulates and enforces Pinellas County Ordinances related to existing buildings and property and handles complaints about.

  • Dilapidated, damaged & un-maintained buildings
  • High grass-vegetation
  • Inoperative, unlicensed vehicles
  • Minimum housing regulations
  • Prohibited signs
  • Set-back & right-of-way encroachments
  • Site plan compliance
  • Stagnant swimming pools
  • Trash or debris
